Brantford has become extremely attractive to first-time home-buyers, and Kate Broddick explains why on CHCH Morning Live with Tim Bolen. Kate also explains why she’s so passionate about the Brantford Real Estate Market and how to get the most bang for your buck when buying and selling!

Tim: Who doesn’t like to talk real estate? So, are you in the market to either buy or sell your home this fall? We’re happy to have Kate Broddick from Sutton Group Realty, here to talk about some tips to get the best bang for your buck! Hello Kate, how are you?
Kate: I’m good, and thanks for having me!
Tim: This is your first time on the show?
Kate: This is my first time on the show, yes.
Tim: Amazing to have you, and this is a topic that, you probably get stopped all the time and looking for advice from family and friends, what to do, what to do. Is the fall a good time to buy or sell?
Kate: It is actually a fantastic time to buy or sell. The reason being it’s a comfortable pace; you can move confidently through the transaction with your real estate professional, and feel good moving forward – either buying or selling.
Tim: So let’s say you can’t get it ready for the fall, is the winter still OK?
Kate: It is. It usually sets the precedence for good sales volume for the spring market – obviously weather dependant. This year we had a terrible winter, so once again we’re leaving that up to mother nature.
Tim: OK so were are we at? How are things in this area? Where are some really hot spots (for buying or selling a home) you’re finding.
Kate: Well, coming from Brantford, the Brantford real estate market has been strong and stable for both buyers and sellers, and it’s a great place to land! It’s 20 minutes down the highway from Hamilton.
Tim: But what is it about Brantford that’s attractive to first-time home-buyers, or maybe somebody looking to upgrade – they have an attached or a detached home?
Kate: Absolutely! For Brantford not only it being a beautiful city surrounded by the Grand River – some trails – having good highway access; it’s the price per square foot, and the average dollar sale that are bringing those buyers from the GTA and Hamilton, down the 403.
Tim: Is there a lot of new builds? Are there new homes? Is there a selection of both?
Kate: There’s a mix of everything, and we have a lot of new development coming to Brantford. They’re seeing it as a viable option for those people who are looking to upsize their home or even just get into the market as a first time home-buyer.
Tim: OK so who’s moving to Brantford, you’re finding?
Kate: We’re finding a lot of people from the GTA, especially now with the introduction of the Go Bus. We have more than a dozen times going to the Aldershot go Station, where commuters can comfortably move onto work.
Tim: They’ll go all the way to the GTA from Brantford?
Kate: They will!
Tim: And they’ll commute every day?
Kate: And they will commute every day, but people have flexible schedules too. So whether they are only going into the office a couple days a week and working from home the rest – it is a viable option to come to Brantford because of that.
Tim: Things to do in Brantford – what do we have going on?
Kate: We have lots of things to do in Brantford! We have the Sanderson Centre which has a lot of good venues for people, for whether it’s concerts or plays; we have the Gretzky Community Centre for anyone with families looking for activities to do; and of course like I said the Grand River and the nature trails are a big part of Brantford.
Kate: Amazing school districts – Catholic, Public, Private – we have it all.
Tim: You know all about that too.
Tim: How many do you have?
Kate: I have three kids. I just had my third son Rhys for months ago, and Jack and Finn.
Tim: She just had a child four months ago – well done you – good job! What kind of prices are we looking at – getting in for first-time home-buyers getting into the market.
Kate: A first-time home-buyer, usually a good options for them would be an attached home – so a semi or a town – and you’re looking at a price point of about an average of $370,000.
Tim: Is there certain areas that are better than others that you like to target for any body?
Kate: Absolutely! We do have a lot of those towns in the West end of Brantford, which is a lot of more new construction that’s coming in. So we find that those first-time home-buyers that are looking for more of a maintenance-free home are targeting those areas.
Tim: We have about one minute left: what about somebody in that area that’s looking to sell, what do you need to do to get the best bang for your buck?
Kate: You need to call your realtor, your professional!
Tim: What other thing do they need to do to get their house ready to sell?
Kate: Once again you’re looking at decluttering, you’re looking at even perhaps getting a second eye for home staging advice, so that way the house presents well.
Tim: Does home staging really matter you find?
Kate: It does, and it doesn’t necessarily mean outsourcing, just using what you have and making the best light.
