Buyers are often looking for a pre-determined set of features and finishes – but if you can let them know that your home offers EVEN MORE, that’s icing on the cake! Make a list for your REALTOR® of any upgrades you’ve done, any things you LOVE about living in your home, and anything your friends and family have commented positively on.
While your real estate agent will make their own notes about the exciting features your home offers, it’s always a great idea to share your thoughts in a list as well!
Curb Appeal:
A well-maintained and inviting exterior creates a strong first impression. Highlight the landscaping (eg. mature trees and perennials), front door, exterior lighting, and any unique architectural details that set your home apart!
Location:
Emphasize the property’s proximity to desirable amenities such as schools, parks, shopping centres, public transportation, and major highways. Are there any local hotspots nearby?
Natural Light:
Buyers often appreciate abundant natural light. Mention large windows (and their age, if newer), open floor plans, skylights and any architectural design that enhances the entry of natural light.
Renovations and Upgrades:
This is a big one. Highlight recent renovations and upgrades that add value to the property, such as a renovated kitchen, updated bathrooms, new flooring, or modernized appliances. A fresh coat of paint is worth mentioning. Even upgraded finishes, like quartz countertops, new light fixtures or anything else that’s been updated from simple builder-grade finishes are a HUGE bonus. If you know the dates of when renovations were done, buyers really appreciate that information.

If the house has energy-efficient features like solar panels, energy-efficient appliances, LED lighting, or upgraded insulation, make sure to mention them as they can save the buyer money in the long run. Buyers LOVE this!
