Why Isn’t My Home Selling?

Selling your home can cause a whirlwind of emotions, never ending to-do lists and (hopefully!) a few strangers walking through your home and falling in love!
Then again, maybe you’re not getting a lot of showings at all. Or even more frustrating, you’re getting plenty of showings but no offers!
You’ve got a pretty great house, right? Right! So let’s take a look at what might be holding things up!
The Price Tag
The price has to be right! And the best way to price your home is with your Realtor®. It’s part of our job to find out what the current market value of your home truly is. We do this by finding comparable homes that have sold in your neighbourhood recently how they stack up to your home’s features and amenities. In your eyes your home may be invaluable, but in reality, Buyers (and Realtors®) are smart and won’t pay more for a home than what it’s worth. What’s on the market and what has sold will ultimately dictate what that number is! Overpricing a home is one of the worst things you can do. It will quickly result in your listing becoming stale with fewer buyers walking through those doors, forcing you to make price reductions. And that’s the opposite of what we want to happen!
Your home is one of, if not the largest investment you own. So it needs to be properly maintained and cared for. No one wants to spend their weekends and free time painting shutters and emptying gutters, but this is important! Your home needs to be in tip-top shape when getting ready to list. Photos, drive-by buyers, and even those pesky neighbours can be a big reason why your home isn’t getting the attention it deserves. This time of year, that means the outside is carefully shovelled and salted, all exterior lights are in working order and all doggie duties have been cleaned up! Inside should be kept clean and orderly – wipe those counters, vacuum those floors and pick up the kids toys! Getting rid of extra clutter now helps Buyers imagine themselves living in the space, and BONUS: you’re already starting to pack for your eventual move! A little bit of effort now will pay off big in the end!
When a Buyer requests to view your home, they come with their Realtor®. This is someone they have built a rapport with and are eager to find their perfect home. After each showing, our team will reach out to that Buyer’s Realtor® and ask for some honest feedback. Their comments might be about the price, the clutter inside the home, or maybe it’s the fact that they can still strongly smell your pup’s odour. As hard as it might be to hear some of their feedback on your beloved home, it’s important to listen to them objectively. These are the impressions your house is leaving with Buyers, so perhaps there is room for improvement! After all, our end-goal is to get your home SOLD, so if a few small fixes now can help impress more potential Buyers, let’s do it!
